Frequently asked
Straight answers to the questions clients ask most.
Who does Rod work with?
+
First-time buyers, move-up buyers, homeowners considering refinancing, homeowners 55+ evaluating a Reverse Mortgage, and families helping aging parents — primarily in North County San Diego and across California.
Is there a cost to talk?
+
No. Consultations are free and there's no obligation. Rod believes education comes before any transaction.
Is Rod a Reverse Mortgage specialist only?
+
Reverse Mortgages (HECM) are a specialty, but Rod originates every major residential mortgage product — purchase, refinance, cash-out, jumbo, FHA, VA, and conventional.
How is Rod different from other loan officers?
+
30+ years as an aerospace engineer and program manager. Every recommendation is backed by written analysis comparing scenarios, break-evens, and long-term cost.
Will Rod work with my financial advisor?
+
Yes — and he prefers to. Mortgage decisions should live inside a broader financial plan, not next to it.
What documents will I need?
+
For a consultation, nothing. For a formal analysis, typically two years of tax returns, recent pay stubs, and a credit authorization. Rod will send a short checklist.
Do you lock rates?
+
Yes. Rod will discuss the trade-offs between locking now and floating — and document the reasoning so you can decide with confidence.
How long does a loan take to close?
+
Straightforward files close in 21–30 days. HECMs typically take 30–45 days. Rod will give you a realistic timeline and update it if anything changes.
What if a loan isn't the right answer for me?
+
Rod will tell you. Sometimes the best advice is to wait, to pay down debt first, or to consider an alternative. That's the point of getting real analysis.
